HOW WE WORK
Divorce and Domestic Partnerships

You're not alone! On average there are around 10,000 people in BC who will go through the emotional and financial trauma of divorce each year. While there is no true "typical" divorce, there are often hidden costs that can include selling your home. While your relationship is dissolving, you're somehow meant to put all your faith and trust in your former partner to make the best decision on behalf of both of you when it comes to who your real estate agent will be. The real estate agent you need to trust to sell your primary asset - your home.

An agent may very well want to represent you equally but unfortunately problems often arise with individual expectations and personal interests and that agent could be pulled in different directions. Selling a key asset like your home is where conflicts often occur, costs start building up, futures are put on hold and relationships that are already strained get worse because each have different expectations, a different outlook and usually a different emotional space.

This is where splitsales.ca comes in. We are two totally different real estate agents from two entirely different brokerages. We are in fact, competitors who have joined together to provide a unique service for people who are divorcing and want a stress free sale.

We represent you individually, but also work together consulting with you and then with each other in a collaborative way so you don't have to even talk or deal with each other directly if you don't want to.

What's even better is that you get two real estate agents for the price of one through something called 'dual representation'. Together we work twice as hard to sell your home. There is no extra cost for using two real estate agents. You both get equal service and we work together providing an enhanced marketing plan that we provide to sell your home. We put up two FOR SALE signs, one from each of our respective real estate agencies.

When your house sells you get the benefit of two brokers from our respective firms as a second pair of eyes to check all sales negotiations and contracts, in other words dual representation.

How much simpler, safer and stress free could it be?

So take the stress away and give us a call at 604 YOUR KEY and both you and your partner will be contacted individually by your own real estate agent.

Estate Sales

So who picks the real estate agent when an estate has property or a house that needs to be sold? It's up to the executor. If there is no executor, then the court will have to appoint someone, which could end up being anyone in the deceased family. You could find yourself being the executor where you are ultimately responsible for the sale of the property and home which also includes ensuring that the beneficiaries satisfied with your decisions. This can be a lot of pressure. If you are a co-executor, you may find yourself working with someone you don't' know or someone you do not see eye to eye with. This can go on for over a year and sometimes longer. Perhaps you are only a beneficiary and are reliant upon the executor to sell the home or property for fair market value?

This leaves you wondering if the executor will cave to pressure to wrap up the estate quickly. Maybe there is a connection between the executor and other beneficiaries that leaves you doubting that the decision to sell for a specific amount is a good one. Maybe some beneficiaries want to hold out, remember there is no set time limit by which you must sell the property, as long as the beneficiaries are ok with it and you're prepared to deal with the things like property tax, maintenance, insurance, capital gains tax, annual tax returns etc. This may be what the majority of beneficiaries want and agree to, but then again maybe you don't agree to that.

Whether you are a beneficiary or executor, you will need a meeting of the minds on all beneficiary's expectations on the valuation of any property or home which isn't always easy when there are lots of beneficiaries all with different ideas, goals and interests.

This is where splitsales.ca is able to help. We can take help provide sound real estate advice and service from TWO REALTORS® that work for TWO DIFFERENT BROKERAGES - for the price of one! We represent all interests and work together in a collaborative way. We take the pressure off and remove all doubt that the home or property will be sold in the shortest amount of time for the highest amount possible.
